Number One Kirkstall Forge now 90% let

CEG has signed a deal with a blue-chip customer for 24,000 sq ft of space at the flagship Number One Kirkstall Forge. The customer, which will be unveiled in the New Year, will relocate to all of the second floor and part of the first floor of the 110,000 sq ft award-winning building in April 2019. This means the building is now 90% let within less than a year of its completion.

 

Nick Lee, Development Director of CEG said:

The deal comes swiftly after securing the BCO award as best commercial workplace in the UK."

Paul Fox of Fox Lloyd Jones who put the transaction together commented:

"To hit 100,000 ft² of ‘lettings’ and to be at over 90% occupancy within 12 months of Practical Completion is a great outcome for the team and fully justifies the CEG decision to be brave and deliver City Centre grade offices in an undersupplied out of town market. The modern day occupier ‘flight to quality’ trend needed new options and Kirkstall Forge is unique and ground breaking in every way.”

Sustainable travel is promoted through the onsite railway station, tailored travel guide, car share scheme, cycle and scooter hire and EV charging points. The riverside setting and green space are proven to reduce stress, blood pressure levels, heart rates and productivity.

The dedicated estate management team take advantage of the BCO compliant shower facilities and cycle spa, provide running and cycling clubs, boot camp and other events dedicated to health, wellbeing and socialising.

With only 11,000 sq ft remaining, this is being offered to the market as ‘Forge Studios;’ Let Ready suites from 500 sq ft through to a self-contained ground floor office of 3,000 sq ft, providing the opportunity for small and medium sized businesses to also benefit from such a prestigious address.

The first commercial development on the site, Number One, Kirkstall Forge, has scooped a hat trick of awards so far this year, including:

  • The Property Week inaugural ‘Property Wellbeing’ award in a very competitive shortlist that included half a dozen prestigious London West End developments.
  • The national British Council of Offices ‘Commercial Workplace’ award – beating significant office developments around the UK, including the White Collar Factory in London

Ultimately the £400million Kirkstall Forge 57-acre site will comprise 1,050 homes and 300,000 sq ft of high quality offices and 100,000 sq ft of leisure, shops and restaurants. The oldest continually industrialised UK site, its revitalisation intertwines placemaking, industrial heritage, sustainability, cultural values and quality, providing arguably one of the largest and most inspiring regeneration projects in the North of England.

CEG is also delivering up to 1.5 million sq ft of commercial space at South Bank just minutes’ walk from Leeds City Station.
